Residents of Tyumen should not count on a reduction in mortgage rates in 2023. The manager of one of the major banks operating in the Tyumen region told URA.RU about this on condition of anonymity. According to him, not only the key rate of the Central Bank affects the conditions of mortgage lending.
“We are not planning to lower the percentage this year, and even, most likely, we will raise it a little in the second half of the year. I’m not talking about various preferential programs, I’m talking about basic mortgages. We only make money on it, and there is neither sense nor desire to lose profit, ”the banker explained to URA.RU.
According to the interlocutor of the agency, all key banks in 2023 will look for an opportunity to increase the base mortgage interest. For example, now a mortgage on an apartment in a new building can be obtained from Sberbank at 12.2% per annum, from VTB at 10.9%, and other banks also have their own minimums.
“The Central Bank left the key rate the same, but the conditions for family mortgages have changed, and mortgages with state support have been extended. In these programs, the percentage is lower than the one under which we take money from the Central Bank. Banks do not earn on such transactions, so we are constantly looking for a way to increase our profits, ”a source in the bank added to URA.RU. He recommends Tyumen residents planning to buy an apartment not to delay and make a deal in the first half of the year.
