In Chelyabinsk, two-room apartments on the secondary market are equal in price to studio apartments in new buildings. Such real estate can be purchased on average for 4 million rubles. Natalya Shatrukova, president of the South Ural Guild of Realtors, told URA.RU about this.

“In Chelyabinsk in November 2023, you won’t be able to buy anything from a developer for 3 million rubles. The average price of a one-room apartment in a new building in the city starts from 4 million rubles. At the same time, Chelyabinsk residents can buy a two-room apartment on the secondary market in good condition for the same 3-4 million rubles,” Shatrukova said.

From the advertisements on the Avito website it follows that apartments on the secondary market with a larger area can be purchased as a property much cheaper, but not with a mortgage, but only for cash. You will have to pay significantly more for housing in new buildings. Thus, for a new comfort-class one-room apartment with an area of ​​28.6 square meters in an elite residential complex in the Leninsky district, you will have to pay 4 million 216 thousand rubles, and you can purchase similar real estate in a residential complex in new Kremenkul for 4 million 100 thousand rubles.

As for the secondary market, in the same Leninsky district, for an apartment in good condition with an area of ​​52 square meters, they are asking 3 million 800 thousand rubles; an apartment with an area of ​​55 square meters in the Metallurgical District can be purchased for 3 million 690 thousand rubles. For a two-room apartment in the Traktorozavodsky district of the same area you will need to pay 3 million 300 thousand rubles.

According to Shatrukova, if you take out an apartment on a mortgage, then, taking into account the changed mortgage rates, apartments on the secondary and primary markets will cost the same. That is why at the moment it is more profitable to purchase housing on the secondary market for cash.
